Kolkata’s real estate market exhibited a mix of trends in the first quarter of 2025, with office space transactions witnessing a decline, while residential sales remained steady despite a slight dip. According to Knight Frank India’s latest report, India Real Estate: Residential and Office January — March 2025 Q1 2025, a total of 0.16 million square feet (mn sq. ft.) of office space was leased in Kolkata during Q1 2025. This marks a 16% decline from Q1 2024, when 0.20 mn sq. ft. was transacted. However, despite the drop in leasing activity, average transacted office rents rose by 9% to Rs 42 per sq. ft. per month, making it the highest among India’s top eight cities, alongside Hyderabad.

This represents a 15% year-on-year (YoY) increase, driven by strong demand for Grade A office spaces. Bengaluru and Delhi-NCR led the leasing activity, collectively accounting for nearly 50% of total transactions and absorbing two-thirds of new supply introduced during the quarter. Among other key markets, Chennai witnessed a significant 93% surge in leasing, doubling its Q1 2024 absorption levels. The city’s strong performance was primarily fueled by major technology firms signing large deals. Some of the major leasing deals during the quarter includes Applied Materials leasing 835,000 sq ft in ITPL, Whitefield (Bengaluru), Tata Consultancy Services taking up 690,000 sq ft in Ozone Tech Park, OMR (Chennai), JP Morgan Chase & Co. leasing 559,700 sq ft in Embassy Tech Village, ORR (Bengaluru), Walmart securing 465,400 sq ft in CapitaLand, Radial Road (Chennai), Intuit leasing 456,700 sq ft in Embassy Tech Village, ORR (Bengaluru)

Amazon India will eliminate referral fees on over 12 million products priced below Rs 300 from April 7, in its largest seller fee reduction till date, to support small businesses selling on the platform. The fee waiver will apply across more than 135 product categories including apparel, shoes, jewellery, grocery, home décor, beauty, toys, and kitchen products. Currently, referral fees – a commission sellers pay Amazon on each sale – range from 2% to 16% in these categories. The Indian arm of the ecommerce major also announced a reduction in national shipping rates for sellers using external fulfilment channels like Easy Ship and Seller Flex to Rs 65 from Rs 77. It will also cut weight handling fees for items under 1 kg by up to Rs 17.
