Adani Enterprises shares in focus after group wins Rs 36,000 crore Motital Nagar redevelopment project in Mumbai
Adani Enterprises are set to be in focus on Wednesday after the company’s real estate arm, Adani Properties Pvt Ltd (APPL), emerged as the highest bidder for the redevelopment of Motilal Nagar, one of Mumbai’s largest housing projects. The total redevelopment cost is estimated at Rs 36,000 crore.
Sources told PTI that APPL surpassed its nearest competitor, L&T, by offering more built-up area than the latter. The Motilal Nagar project spans 143 acres in the western suburb of Goregaon (W) and includes the redevelopment of three separate parcels—Motilal Nagar I, II, and III.
This latest win marks the second major urban redevelopment initiative for Adani Group in Mumbai, following its involvement in the ambitious Dharavi slum redevelopment project, which seeks to transform one of Asia's largest slums into a world-class urban hub. The group did not offer any comments on its successful bid for Motilal Nagar.
The Mumbai High Court recently provided its approval for the Maharashtra Housing and Area Development Authority (MHADA) to proceed with the redevelopment via a construction and development agency (C&DA), acknowledging MHADA's financial and technical constraints in handling such a large-scale project independently.
Under the terms of the tender, APPL will be responsible for the construction and rehabilitation of 3,372 residential units, 328 commercial units, and 1,600 slum tenements. As part of the agreement, the C&DA will ensure the creation of 3.97 million square meters of built-up area, surpassing the 3.83
