In a regulatory filing today (8 November), the trust addressed speculation regarding the potential merger, but warned that «there can be no certainty either that an offer will be made, nor as to the terms of any such offer».

The basis for the potential all-share merger — EPRA NTA for EPRA NTA — relates to all properties at their market value, but excludes the mark to market of financial instruments, deferred tax and intangible assets, in a bid to provide a consistent measure of tangible NAV on a going concern basis.
