Inventory overhang in Indian real estate at record low due to robust sale
inventory overhang (the estimated time required to sell off unsold stock based on sales velocity) has dropped to 22 months in the June quarter, down from 34 months in the corresponding quarter last year. According to PropTiger.com report, NCR's Gurugram witnessed a substantial decline in inventory overhang from 72 months in Q2 2023 to 31 months in Q2 2024. Ahmedabad also showed strong performance, reducing its inventory overhang from 33 months to 18 months during the same period, reflecting the healthy demand dynamics in these markets. Regarding unsold inventory, the report said that despite a moderation in supply and absorption rates, India’s residential real estate market displayed resilience, achieving a 2% year-on-year decline, bringing the total to over 9.26 lakh units as of June 30.

Jammu and Kashmir voter turnout improves after terror attacks drop to 23 in 2024, from 222 in 2014
According to a Times of India report, terror-related incidents have dropped to one-tenth of the levels seen a decade ago. This year's assembly elections, the first since the nullification of Article 370 and J&K's reorganisation into a Union Territory in 2019, have witnessed peaceful polling in several areas of Kashmir, an official confirmed. While the Kashmir Valley recorded positive voter participation, turnout percentages in most of Jammu division, where voting has concluded, have dipped compared to 2014. According to officials, the decline could be linked to the recent surge in terror activities in the region. As of September 27, 15 terror-related attacks and encounters had resulted in the deaths of 11 civilians and 17 security personnel in Jammu.

Laws need to catch up to artificial intelligence's unique risks
OpenAI used a system of nondisclosure agreements to stifle public criticism from outgoing employees. Current and former OpenAI staffers were paranoid about talking to the press. In May, one departing employee refused to sign and went public in The Times. The company apologized and scrapped the agreements. Then the floodgates opened. Exiting employees began criticizing OpenAI's safety practices, and a wave of articles emerged about its broken promises. These stories came from people who were willing to risk their careers to inform the public. How many more are silenced because they're too scared to speak out? Since existing whistle-blower protections typically cover only the reporting of illegal conduct, they are inadequate here. Artificial intelligence can be dangerous without being illegal. A.I. needs stronger protections — like those in place in parts of the public sector, finance and publicly traded companies — that prohibit retaliation and establish anonymous reporting channels. OpenAI has spent the last year mired in scandal. The company's chief executive was briefly fired after the nonprofit board lost trust in him. Whistle-blowers alleged to the Securities and Exchange Commission that OpenAI's nondisclosure agreements were illegal. Safety researchers have left the company in droves. Now the firm is restructuring its core business as a for-profit, seemingly prompting the departure of more key leaders.

Uttar Pradesh teen arrested for placing cement pillar on railway track in Raivara
cement pillar on the railway track of the Jhansi-Prayagraj route, officials said. The incident was reported after a loco pilot of the passenger train 11801, en route from Jhansi to Prayagraj, noticed the obstruction near Raivara village. The pilot promptly applied emergency brakes and informed the control room. The railway personnel, including Government Railway Police (GRP), Railway Protection Force (RPF), and local police, arrived at the site and removed the cement pillar. The boy, who was grazing animals nearby, was detained and questioned by the police. During the interrogation, he admitted to placing the pillar on the track as a prank.
