WeWork expands India presence, adds two assets in Pune & Gurugram
WeWork India has expanded its presence in India by adding two new assets across Pune and Gurugram spread over 1, 83,000 sq ft. The HQ27 located in Gurugram’s MG Road market, offers over 96,000+ sq. ft. of sace across three with over 1,480+ desks. The property ahs a 15 years lease agreement with WeWork.The Pune property is Situated within Pune’s largest mall complex — Amanora Mall, Amanora Crest offers over 87,000 sq. ft. of workspace with around 1,700 desks under operator model. “There has been a consistent uptick in office leasing, and flexible workspaces are leading the charge. As more organisations opt for hybrid work models, we expect the strong demand for flex spaces to continue rising. We are actively looking at adding new assets to our portfolio”, said Arnav S Gusain, Head of Real Estate, Product, and Procurement, WeWork India said.

Apple stores in India get off to a flying start
Apple's two company-owned India outlets, which completed their first year of operations this month, have posted revenue of Rs 190-210 crore each last fiscal year, joining the ranks of the iPhone maker's top-performing retail stores globally. «The two Apple stores have clocked monthly average sales of Rs 16-17 crore each consistently since their launch. The Mumbai store revenue has been a little higher than the Delhi one due to a larger size,» said an industry executive aware of the matter. «It has met Apple's expectations, matching some of the best-performing store launches and they are now aggressively scouting space for the next three company-owned stores.» The US-based company opened the Mumbai store — Apple BKC — on April 18 last year, followed by the one in New Delhi — Apple Saket — two days later. Chief executive Tim Cook had flown to India for the store inaugurations.

Housing market continues to defy higher mortgage rates, property prices
mortgage rates and prices that are witnessing a steady uptrend. Top seven property markets of the country have registered total sales of 74,486 apartments during the quarter, which marks the second consecutive quarter where sales have exceeded 74,000 units, following the record-breaking performance with 75,591 apartments in the December quarter, showed data from JLL India. This sets a strong foundation for sustained growth in the residential market, surpassing the sales performance of 2023. Mumbai Metropolitan Region, Bengaluru, and Pune have driven the performance recording highest quarterly activity at 47,388 units or 64% of total sales.

SC Lowy invests in Pune based real estate and Srinagar Banihal debt
SC Lowy, the Hong Kong-based hedge fund, has invested in the debt of two projects recently. It had bought Rs 275 crore rupee bonds issued by Pune-based real estate developer Pharande Township and Rs 100 crore in the Srinagar-Banihal Expressway. An alternative investment fund backed by SC Lowy has invested in non-convertible debentures (NCD) in the last week of March. While Pharande NCDs do not pay any interest up to June 30, 2024 and 14% until maturity on March 31, 2026, Srinagar Banihal has offered 16% on the NCDs. The proceeds will be used for loan repayments and for working capital, a source said. In case of Srinagar Banihal Expressway Ltd, a subsidiary of Ramky Infrastructure, the proceeds from the NCDs will be used by SBEL to repay an inter-corporate deposit.

Pune Police have announced a ban on transgenders from forcefully asking for money at traffic signals and from houses. «It was noticed that transgenders and other such individuals visit houses or establishments of people on occasions such as festivals or births and forcefully demand more money than what people voluntarily offer. This notification prohibits any such uninvited visits to houses,» said Police Commissioner Amitesh Kumar, commenting on the Pune Police's decision to ban transgenders from forcefully asking for money. Kumar stated that the order, issued under section 144 of the CrPC, was a response to numerous complaints received by the police. He added that the notification prohibits any uninvited visits to houses, and any violation of this order shall be dealt with under section 188 (Disobedience to an order duly promulgated by a public servant) of the Indian Penal Code and other relevant sections.
