Co-living firms join hands with build-to-suit property developers to push revenue
Co-living property operators are looking to bolster their revenue streams by collaborating with developers for build-to-suit (BTS) properties, providing short-term stays and signing hospitality partnerships in the aftermath of the Covid-19 pandemic. “The BTS properties we offer are designed in-house by a team of architects in collaboration with a panel of students to ensure that their specific needs and preferences are integrated into the design,” said Parth Soni, co-Founder of Union Living. Union Living is offering 500 beds in Mumbai and Pune. By June, its operational co-living beds are set to increase to 1,500 across nine properties in the two cities.

Macrotech Developers records best-ever quarterly pre-sales at Rs 4,230 crore
Macrotech Developers has recorded its best quarterly performance ever with 40% year-on-year growth in pre-sales at Rs 4,230 crore for the quarter ended March. The performance has helped the company report its best-ever annual pre-sales at Rs 14,520 crore during the financial year 2023-24. With this, the company has met its guidance of 20% growth, Macrotech Developers said in a regulatory filing. The developer’s collection also rose 20% from a year ago to Rs 3,510 crore during the fourth quarter of the financial year. With this, the collections for the year rose to Rs 11,260 crore.

Maharashtra govt maintains status quo on property ready reckoner rates
Maharashtra has decided not to make any changes to ready reckoner rates for the financial year 2024-25. The rates--minimum per sq ft value set by the government used for calculation of taxes, premiums, etc--were last changed in 2022. The government of Maharashtra has fetched revenue worth nearly Rs 36,000 crore through stamp duty collection and registration charges in the financial year 2023-24. Realty developers expect the state government’s decision to maintain status quo on ready reckoner rates will support the sector, especially the affordable housing segment.

Shiv Sena leader Vijay Shivtare, who had declared that he would contest the Lok Sabha polls as an independent candidate from Maharashtra's Baramati constituency, changed his stand on Saturday. The leader of the Eknath Shinde-led party said he won't contest the polls from Baramati in Pune district, which is the political stronghold of NCP founder Sharad Pawar's family, and instead campaign for the ruling Mahayuti alliance. Shivtare's announcement comes amid speculation that Deputy Chief Minister Ajit Pawar's wife Sunetra Pawar could be fielded from there as a candidate of the ruling NCP faction. Sharad Pawar, who now heads the NCP (SP), has already announced the candidature of his daughter and three-term Baramati MP Supriya Sule from the constituency.

India's office market witnesses strong tenant demand; records third-highest net absorption in five years
Indian office market continues its positive trajectory, registering a net absorption of 11.5 mn sft across top 8 cities in Q1-24, according to Cushman & Wakefield’s Q1 office data. This is the third-highest level recorded in the last five years, demonstrating a robust appetite for office space among businesses. Net absorption is a barometer of real demand or expansion of occupied space in the market. While this quarter’s net absorption was 38% lower than the exceptional Q4-2023, it was a 44% increase over Q1 2023, indicating continued space occupation by businesses. Bengaluru and Mumbai emerged as the leading markets, absorbing 3.6 mn sft and 2.5 mn sft of space, respectively. They were followed by Hyderabad at 1.6 mn sft, Delhi-NCR at 1.5 mn sft Pune at 1.3 mnsf, Ahmedabad and Kolkata at 1 mn sft, and Chennai at .8 mn sft.

High-end & luxury segment contribute 34% to Q1 2024 residential launches
residential real estate market in India recorded robust growth in the first quarter of 2024, propelled by persistent high demand. The high-end and luxury segments made a substantial contribution to this growth, while the mid-segment retained its leadership position in terms of the sheer number of launches or shares, mentioned Cushman & Wakefield's Residential Marketbeat Report for Q1. The report indicates that the top 8 cities recorded a total of 69,000 unit launches, with Mumbai and Pune being the top contributors with 28% and 16% respectively. Hyderabad and Bangalore followed with 16% and 13%. Although the total launches declined by 7% from Q4 2023 at 74,344 units and 15% from Q1 2023 at 81,167 units, it still surpassed the average quarterly launches observed in 2022 at 67,960 units, indicating yet another positive year for the sector.

Kalyan has been unraveled with the capture of a thief on a passenger's phone. The incident occurred when the thief, identified as Akash Jadhav, attempted to snatch a passenger's phone while he was filming a selfie video on a moving train. The passenger, Zahid Zaidi, managed to capture the face of the thief on his phone as he tried to grab it. Seeking assistance, Mr. Zaidi shared the video on social media, leading to the attention of the Kalyan Railway Police who promptly made an arrest. Railway police officer Pandharinath Kande stated, «On Tuesday, we arrested a suspect who had prior cases registered against him in Thane. We recovered a second mobile phone from him.» Further investigation revealed that the phone belonged to Prabhas Bhange, a Pune resident who tragically lost his life after falling from a train at Vitthalwadi railway station.
